Commercial & Residential / Modified Bitumen Roof Installation
A tough multi-ply asphalt system, torch-applied or cold-processed to last.
Modified bitumen is one of the most durable and time-tested low-slope roofing systems available. Built from polymer-reinforced asphalt plies and a granulated cap sheet, a properly installed mod-bit system delivers redundant waterproofing, excellent foot-traffic resistance, and reliable performance for decades. Our crews torch-apply or cold-process every ply to manufacturer specification — backed by a workmanship warranty and honest, upfront pricing.
Fast, free, and no obligation.
A modified bitumen multi-ply roofing system, installed layer by layer
New Roof Installation
Modified bitumen excels in specific situations. Here are the most common projects where a multi-ply mod-bit system is the right long-term answer.
We work with builders and general contractors on new commercial projects, installing mod-bit systems from the structural deck up to code and manufacturer specification.
Modified bitumen’s granulated cap sheet handles rooftop foot traffic from HVAC technicians and maintenance crews far better than single-ply membranes.
When an existing flat roof has failed layers, a compromised deck, or inadequate drainage, a full tear-off and fresh mod-bit installation is the only way to start with a sound system.
After a major storm or insurance total-loss determination, we install a complete new mod-bit system — handling all documentation and adjuster communication along the way.
Modified bitumen is the most natural upgrade from an aging built-up (tar-and-gravel) roof, providing superior polymer-modified performance in a proven asphalt-based system.
Warehouse extensions, loading dock roofs, and retail build-outs with flat geometry benefit from mod-bit’s impact resistance and multi-ply redundancy.
Why Modified Bitumen
Multiple reinforced plies mean that if the cap sheet is breached, the system still has waterproofing underneath — a built-in safety net no single-ply system can match.
We design taper and drain placement before we touch the deck — because a mod-bit system that ponds water fails from the inside out, no matter how well the plies are bonded.
Every modified bitumen installation meets local building code requirements. We pull the required permits so your project is fully documented and inspected.
We are proficient in both APP torch-applied and SBS cold-process installation — choosing the right method for each project’s structure, ventilation, and access conditions.
Our Installation Process
Every new modified bitumen installation follows the same five-step process, so you always know what happens next and why.
We discuss your project scope, ply count, cap sheet options, APP vs. SBS, installation method, and drainage design before anything else.
A line-item estimate covering every component — deck prep, insulation, base sheet, ply sheets, cap sheet, flashing, drains, and labor — with no hidden costs.
We pull required permits, coordinate material delivery, and schedule the crew around weather windows — torching in wet or windy conditions is never acceptable.
Our crews install every ply in proper sequence — deck prep, insulation taper, cover board, base sheet, ply sheets, cap sheet, and parapet flashings — torch-applied or cold-processed to spec.
A full post-installation walkthrough covers every lap, drain collar, flashing termination, and parapet embed — followed by complete site cleanup including all spent torch materials.
Installation Methods
We install all three modified bitumen application methods. We’ll help you choose the right one for your project’s structure, access conditions, and budget.
APP-modified sheets are heat-fused to the substrate with a propane torch, creating a seamless, self-adhering waterproof bond. The most common mod-bit installation method and the strongest lap weld available.
SBS-modified sheets are laminated with cold-applied adhesive — no open flame required. Ideal for occupied buildings, enclosed spaces, or sites where torch application isn’t permitted.
Peel-and-stick modified bitumen sheets bond directly to the substrate without torch or adhesive — a clean, fast option for smaller projects, repairs, and areas with restricted access or ventilation.
Why Trust Us
We’ve built our reputation on mod-bit installations that are torched correctly, lap-tested properly, and designed to drain from day one — across Mississippi, Alabama, and Georgia.
Top 3% of roofing contractors nationwide — the standard that ensures our torch and cold-process crews are trained and held accountable on every installation.
Decades of modified bitumen installation experience across commercial, industrial, and residential low-slope projects on every crew we send out.
Every modified bitumen installation is backed by our workmanship warranty — on top of the manufacturer’s material warranty on the ply and cap sheet system.
A local crew with torch certification and cold-process expertise that shows up when scheduled and stays until every lap is tested and the installation passes inspection.
Financing Available
A new modified bitumen system is a significant investment, especially on commercial buildings or full tear-off projects. Our team works with flexible financing options so budget doesn’t force a shortcut on ply count or installation method.
“B&A installed a three-ply torch-down mod-bit system on our warehouse when our old tar-and-gravel roof finally failed. They got the taper design right before they touched a single ply, and the installation was immaculate. Passed inspection first try — no callbacks.”
