Yes — BAR Roofings handles both. For new builds, we work directly with developers, contractors, and architects from specification stage through to practical completion, ensuring the roofing envelope integrates seamlessly with the wider construction programme.

For replacement and refurbishment projects, we carry out a thorough condition survey to establish whether a full strip-off and replacement is needed, or whether an overlay system can be applied over the existing roof — often a more cost-effective solution where the existing deck is sound.

Installation timelines vary depending on roof size, system type, accessibility, and weather. As a general guide:

• Small to mid-size roofs (up to 500 m²): typically 1–3 days
• Medium commercial roofs (500–2,000 m²): typically 1–2 weeks
• Large industrial or multi-building contracts: 3–8+ weeks, phased to suit your operations

In the vast majority of cases, yes. We understand that business continuity is critical, so we design our work programmes to minimise disruption. Our teams can work in phased sections, outside business hours, or at weekends when required.

For occupied buildings, we carry out a pre-start risk assessment and put appropriate protection and exclusion zones in place. We communicate closely with your site or facilities manager throughout the project to flag any periods where access above a specific area needs to be restricted.

Weather is always a consideration with roofing. We monitor forecasts closely and plan accordingly. If work is paused due to adverse conditions, we ensure your building is fully weather-tight before our teams stand down — this is a non-negotiable standard on every BAR Roofings project.

Weather delays are noted in our project programme and we reschedule at the earliest opportunity, keeping you informed throughout. Our contracts clearly define what constitutes an excusable weather delay so there are no surprises.

Our survey and quotation process is straightforward and completely free of charge:

• We arrange a convenient time to visit your property and carry out a thorough roof condition survey
• Our surveyor takes measurements, photographs, and assesses any existing defects or structural considerations
• We produce a detailed written quotation, specifying the recommended system, materials, warranty, and programme of works
• We’re happy to discuss alternatives or value-engineering options at no extra cost

Quotations are typically issued within 3–5 working days of the site visit, though we can expedite this for urgent requirements.

Commercial roofing costs are influenced by a number of variables. The most significant factors include:

• Roof area and complexity — including the number of penetrations, rooflights, upstands, and drainage points
• Roofing system selected — material specification and warranty level directly affect cost
• Existing roof condition — whether a strip-off or overlay approach is required
• Access requirements — scaffold, MEWP, or other plant needs
• Insulation specification — U-value requirements and thickness of insulation board

The best-value system depends on your building, how long you intend to hold the asset, and your maintenance appetite. As a broad guide:

• Single-ply (TPO/PVC): excellent long-term performance, 20–30 year lifespans, low maintenance
• GRP fibreglass: very cost-effective for smaller roofs, seamless finish, 25+ year lifespan
• EPDM rubber: highly durable, resistant to UV and temperature extremes, 30+ years when correctly installed
• Liquid-applied systems: ideal for complex detailing, fast-track application, 20–25 year lifespans

Absolutely. BAR Roofings is an approved contractor for a number of leading roofing system manufacturers. All materials we specify carry relevant British Standards, BBA (British Board of Agrément) certificates, or equivalent European Technical Assessments (ETA), as appropriate to the system.

Our approved contractor status also means we can offer manufacturer-backed guarantees on top of our own workmanship warranty — something that non-approved contractors cannot provide.

We provide a comprehensive workmanship warranty on all commercial installations, and as an approved contractor we can additionally offer manufacturer product warranties on qualifying systems:

• Workmanship warranty: typically 10 years from practical completion
• Manufacturer system warranty: typically 15–25 years depending on product and specification

All warranty terms are clearly detailed in your contract documentation before any work begins. We can also assist with registering your warranty directly with the relevant manufacturer.

Like-for-like roof replacements using equivalent materials and maintaining the same roof form generally fall under permitted development and do not require planning permission. However, certain changes — such as altering the roof height, adding rooflights, or installing a green roof — may trigger a planning requirement.

Building Regulations compliance is typically required where works affect the thermal performance (Part L), structural aspects (Part A), or fire performance (Part B). We can advise on whether a Building Regulations application is needed and provide documentary evidence to support compliance sign-off.

Yes. BAR Roofings carries comprehensive cover including public liability, employers’ liability, contractors’ all-risk, and professional indemnity insurance. Copies of our certificates are available on request and are routinely provided as part of our pre-contract documentation pack.

We recommend a minimum of two formal inspections per year — typically in spring and autumn. This allows any winter storm damage to be picked up early and ensures drainage channels, outlets, and upstands are clear before the wetter months.

Many clients opt for a planned maintenance contract with BAR Roofings, giving them a fixed annual cost, priority response, and a documented inspection record — which is often required by building insurers and for asset management purposes.

Yes. Our planned maintenance packages are tailored to your roof’s size and system type and typically include:

• Two inspection visits per annum with written condition reports and photographic evidence
• Clearance of drainage outlets, gutters, and debris from accessible roof areas
• Minor repairs to flashings, upstands, and lap joints where identified
